UPDATE: Rohnert Park is making significant strides towards its long-awaited downtown transformation. On November 18, 2023, the City Council officially approved preliminary agreements with CenterCal Properties to convert the former State Farm campus at 6400 State Farm Drive into a vibrant city center, marking a pivotal moment in the city’s history.
This ambitious project could reshape Rohnert Park’s landscape, introducing a blend of housing, commercial spaces, and public areas designed to serve as the city’s new civic hub. The site, spanning approximately 30 acres and located adjacent to the SMART train station, is set to feature at least 300 housing units, with the potential to expand to 450 based on demand.
The proposed development is not just about quantity but also about community impact. City leaders emphasized that a minimum of 25% of these housing units must be affordable, targeting families earning around 80% of Sonoma County’s median income, which translates to roughly $84,650 for single earners and $96,000 for couples.
Financially, the City Council has set a purchase price of $11.2 million for the property. CenterCal is also responsible for relocating the existing water main, an expense estimated at around $2.2 million. Additionally, off-site roadway and infrastructure improvements could cost approximately $9 million, with the city currently holding $7.2 million for these enhancements.
Local stakeholders are voicing concerns about ensuring local employment in this transformative project. Residents and labor groups are advocating for strong local-hire mandates and contractor oversight, emphasizing that the community should benefit directly from this once-in-a-generation opportunity. Representatives from CenterCal assure that they are already engaging with local labor organizations, drawing from their proven track record with mixed-use developments.
“If Rohnert Park is getting a new downtown, local workers should get a fair shot at building it,” said a community representative.
Looking ahead, if the City Council’s approval remains intact, CenterCal is required to complete due diligence within 150 calendar days and submit land-use entitlement applications within 180 days. Following this, city staff will negotiate a formal Disposition and Development Agreement (DDA).
If all goes as planned, construction on the new downtown could commence as early as September 2029, pending necessary approvals and a smooth timeline. This development is not only a significant investment in Rohnert Park’s future but also a chance to create a bustling community center that reflects the city’s growth and aspirations.
